How do I know when I need a new roof?

How long does an asphalt roof last?
Asphalt roofs have different life spans. Along with several things that can cause them to last a shorter or longer period of time.
- 1. Ventilation. Is a big key to a roofs life span! If a roof is not vented correctly it can massively
shorten a roofs life. When a roof is not vented correctly it will trap heat in the attic and cause
the shingles to bake from underneath. A common sign of this is when the shingles curl down
towards the roof. Shingles will curl much like a flower turns to light. They curl towards the heat
- 2. Proper installation. When a roof is not installed correctly it will do the same as bad ventilation.
Shingles can be nailed improperly and also stretched. When I say stretched I don’t mean like
taking a piece of rubber and pulling on it to make it larger. Shingles have a designed amount of
overlap for each shingle to cover the one below it. But some installers will stretch the amount
of overlap to cover less of the shingle below it in order to use less shingles on the job and make
more money. This can cause shingle blow off and create a leak very soon after the job is done.
Shingles are also designed to have a certain amount of nails in them. When installers use too
few of nails the same problem can occur.
Depending on the type of shingle that you use a roof can last from 20 to 50 plus years.
